Stone Ridge
In 1990 Ronn helped a client, Walt Plumb purchase the 804-acre site now known as Stone Ridge. This was a ragged site with many undulations and stone out cropping’s. The site included a large section of ground that was the mountain site and was home to Leon Brown Christmas farm. That section was donated to Bountiful City leaving 140 acres of beautiful bench property.
Each home site was created to maximize its privacy and views. Each lot had large building sites to allow for individuals to express their ideas and dreams. Initially there was a small water fall that happened each spring at the entrance just off Bountiful Blvd. With the help of Mick Johnson and Bill Ricther we designed and developed the amazing Stone Ridge entrance made up of a natural rock formation.
This site is so unique, it rose above Bountiful Blvd with nothing to block or change the views to the west, South and North. The property was bordered on the North and East with National Forest and to the South was the Ridges of Maple Hills subdivision. Ronn’s clients did not agree with his design idea, so he sold the site to another client and proceeded to design and develop (with the help Mark Green, MC Green & Son’s) an incredibly unique subdivision with lots ranging from 3⁄4 acre to over 20-acre home sites.
Sunset Hollow
In the early 90”s Ed Miles and Ronn purchased the upper part of the Sunset subdivision. Ronn set out to design 18 Estate Lots on this 27-acre site. The lot’s ranges from 3⁄4 acre to over 4 acres each. They all offer spaces building pads with dynamic views of the valley, Great Salt Lake, and East up North Canyon and the surrounding hills.
This site started to develop in 1994. Later in the fall we had the roads cut and were just beginning to start the Curb and Gutter. Bountiful had a very wet snowy fall, and it was not until the late spring of 1995 that we could get back on the site and finish the improvements. Ronn was pleased with the response we had and the quality of the homes that were built.
Franklin Farms
Franklin farm was developed in the late 1990’s for the Frank and Irene Boulton Family. It was about 27 acres of the family farm. It sat just below Bountiful Blvd and wrapped around the LDS church and ball field to the North West.
When designing this site, Ronn wanted to have small affordable lots to cater to empty nesters that were not ready for a townhome. I put restrictions on the side yard setback greater than the City’s ordinance to give more space between each home. It created a very nice feel to the project. I followed through with the development of the home sites and with the help of Laprel Wheelright marketed the project.
Fairway Cove
Fairway Cove sits East along the Kaysville Highway in Fruit Heights. Along with a friend, John Clark, we purchased this land from Davis County. It was an old Gravel Pit and was below the Davis County Golf Course. It had a stream running thru the property. This was Ronn’s first project that he designed, developed, and marketed. He was able to work with the golf course to reshape the ground to blend into the golf course to give openness and views of the Course.
It was about 19 acres and we developed 17 home sites ranging in size from 1/3 acre to 3/4 acre. We reshaped the stream to and designed some lots to back the stream and the other lots backed the Golf Course. Along the front we designed a 30’ Landscape area to give privacy from the highway. The buyers of the lots did a wonderful job of building genuinely nice homes on the site.
Layton Ridges
In 1981 I sold the 104 acre Parcel of land to a client and had thoughts and dreams of developing this site. I knew what I wanted the project to look like then. As time went by my client lost the property and an investor named Seldon Young purchased it to build his estate on it.
In about 2000 Seldon came to me and asked me to purchase the property. I created a partnership with him and Mark Green and began designing and developing this beautiful site. It sat high about HYW 89 to the east with National Forest behind it. It was bordered by a large stream to the South. The views were incredible and the building sites offered a very gently slope. I designed the site (using my original design) for about 25 large estate size lots that ranged from 3⁄4 acre to over 5 acres per lot.
